While I am a broker and a landlord, I encourage families to buy instead of rent. The reason for this is to help them escape the dreaded "renter's trap." This refers to a family pouring money month after month into renting a home, while acquiring nothing in return. Many families feel they are stuck in this situation, because they can't afford to buy the home they want. This is where HUD Foreclosures come in. Since homes may be acquired below market value, HUD Foreclosures allow many families to achieve the dream of homeownership.
The government is now offering a tax credit to First-Time Homebuyers. There is also FHA 203k financing available for prospective homeowners who will need to finance their properties rehab along with the purchase price.
Another important consideration when preparing to buy a home is finding a lender that offers a fair mortgage rate, with no hidden strings attached.
